Move-in cost calculator

Add the first month, a last month if the landlord asks, and a deposit counted in months of rent.

The answer

Due before move-in = first month + last month, if you include it, + monthly rent × deposit months. A $2,000 rent with the last month and a one-month deposit is $6,000.

Result

$6,000.00

Due before move-in

Deposit
$2,000.00

How this works

The first month is always included. Add another full month when the landlord asks for the last month up front. The deposit is the rent multiplied by the number of months the deposit represents. One month of deposit on $2,000 is $2,000. With first and last, the total is $6,000.

A pet fee, a broker fee, or a utility deposit is a dollar amount this page does not have a field for. Add it after the total. A deposit of half a month is 0.5 in the deposit field.

Examples

  • $2,000 rent, last month included, one-month deposit

    Deposit $2,000. Due before move-in $6,000.

Common mistakes

  • ×

Counting the deposit as a fee you will not get back, when the lease says it is refundable.

  • ×

Leaving the last month on when the landlord asked only for the first month and a deposit.

Frequently asked questions

Is the deposit the same as the last month?

Only if you enter it that way. They are separate fields because a lease can ask for either, both, or a deposit that is not one full month.
